Christ's Church of the Valley Wins Gilbert Topgolf Property With $9 Million Bid

One of Gilbert's most talked-about development sites officially has a winning bidder.

Christ's Church of the Valley (CCV) submitted the highest offer of $9 million for the Town of Gilbert's nearly 19-acre property located at the northeast corner of Ray Road and Santan Village Parkway, directly adjacent to Topgolf and Crossroads District Park.

The winning bid came in well above the property's appraised value of $6.39 million and significantly ahead of the other bidders that participated in the competitive process.

CCV's winning offer exceeded the second-highest bid by approximately $1.4 million and surpassed the appraised value by more than $2.6 million.

A High-Profile Gilbert Location

The property is one of the most visible undeveloped sites remaining in Gilbert. Located next to Topgolf and minutes from SanTan Village, the parcel sits within one of the East Valley's busiest entertainment, retail, and residential corridors.

Because of its location, residents have long speculated about what could eventually be built there. Suggestions ranged from restaurants and entertainment venues to hotels, retail centers, office space, and mixed-use developments.

The announcement that a church submitted the winning bid is likely to generate plenty of discussion throughout the community.

CCV's Continued Growth

Christ's Church of the Valley has become one of Arizona's largest churches, operating campuses throughout the Valley. With locations in cities including Queen Creek, Chandler, Mesa, Peoria, Scottsdale, and others, Gilbert was one of the few major East Valley communities where the church did not have a dedicated campus.

The acquisition of the Ray Road property could pave the way for a future Gilbert campus, although specific development plans have not yet been publicly announced.

The sale still requires final approvals and completion of the transaction process. If finalized, the property will transition from town ownership to private ownership under CCV.
