Former 24 Hour Fitness Property Sells in Gilbert

After nearly two years of discussions, rumors, and development chatter surrounding the former 24 Hour Fitness property, the deal has officially closed. The buyer purchased the highly visible commercial site at 97 S Val Vista Dr in Gilbert for approximately $4 million, signaling that the long-discussed storage redevelopment on the southeast corner of Val Vista Drive and Elliot Road is moving forward.

The property has remained one of the most talked-about vacant commercial buildings in the area since the former fitness center shut down. Located in a prime Gilbert corridor surrounded by dense residential neighborhoods and major commuter traffic, the site has drawn significant community attention over the years, especially after plans surfaced proposing a self-storage redevelopment for the back portion of the plaza where the old gym building sits.

According to public property records, the existing building totals approximately 36,779 square feet and sits on a massive 261,878 square foot parcel, including the surrounding parking areas. The site spans roughly 6 acres, making it one of the larger redevelopment opportunities along the Val Vista corridor.

While self-storage projects often create mixed reactions from residents, many developers continue targeting Gilbert due to strong population growth, high household incomes, and limited remaining infill commercial land in key corridors. The Val Vista and Elliot intersection remains one of the busiest and most established areas in Gilbert, making the property highly attractive from an investment standpoint.

It will now be interesting to see how quickly redevelopment plans move forward and whether any additional retail, façade improvements, or site changes are proposed alongside the storage component.
