Big Things Are Coming to Val Vista & Germann: Harvest Grove Takes Shape

A major new development is underway in Gilbert. 

Harvest Grove, a master-planned community by Lennar Homes, is bringing a blend of residential and commercial spaces to one of Gilbert’s most high-traffic intersections. Spanning over 300 acres, this project will add over 1,700 homes and create vibrant new retail destinations for the growing community.

Retail on the Rise

The commercial side of Harvest Grove is being led by Barclay Group, known for developing successful retail centers across the Valley. The project includes a grocery-anchored shopping center on the southeast corner of Val Vista and Germann Roads. With over 78,000 vehicles passing through daily, the intersection is a prime location for retailers, restaurants, and neighborhood services.

Plans call for a ±120,000-square-foot grocery store—most likely a Fry’s Marketplace—along with multiple retail pads, a fuel station, and walkable shop spaces.

Additional retail is also planned for the northeast corner of Val Vista and Queen Creek Road, further expanding the reach and convenience of Harvest Grove’s commercial footprint.

Lennar Leads the Residential Vision

On the residential side, Lennar is spearheading the homebuilding efforts. Known for blending lifestyle, design, and value, Lennar will offer a variety of housing types to meet the needs of everyone from first-time buyers to growing families and retirees. The blend of the residential community of Harvest Grove will be of single-framily homes, apartments, townhomes, and commercial areas.
